Reserve
This property is offered with a reserve. However, the reserve is very low in order to assure that the property sells.

Ownership
The property is owned by a Mississippi LLC which consists of many Members. The Members and Management Committee have approved this Auction.

Buyer's Premium
A buyer's premium of ten percent (10%) of the high bid will be added to the high bid to determine the final selling price for of the property.

Execution of Contact and Earnest Money Deposit, etc.
the property is being sold "as-is". The high bidder at or above he reserve agrees to execute a Contract for Sale and deposit earnet money in the amount of $50,000.00 upon close of the auction bidding. Closing will take place within twenty (20) days of the auction.


This auction is not subject to any contingencies such as financing. The high bidder agrees that he or she has made financing arrangements and is capable of closing without delay.


Taxes will be prorated. Seller will provide a certificate of title showing good title and a Warranty Deed to Purchaser. All other closings costs shall be paid by Purchaser.

Earnest money must be paid to Edens Auctions, Inc. by:

  • Cash
  • Certified check
  • Cashier's check

Inspection
The property will be available for inspection by calling Frank Edens at (601) 946-1501.

Auction Ending
Beginning at the stated closing time, the auction software will conclude bidding within five (5) minutes. If a bid is placed in the last five (5) minutes remaining for that auction, bidding for that lot will remain open for an additional five (5) minutes and continue until all bidding ceases.

Outbid Notification
When you are outbid you will be notified by email until the auction begins to close. After that, you can find out if you have been outbid by clicking the "Review Bids" button at the bottom of each page.

Debt Collection and Interest Charges
The buyer agrees to pay all reasonable attorney fees and other costs incurred by Edens Auctions, Inc. in its efforts to collect unpaid funds from the buyer.

Age Requirement
All bidders must be 21 years of age or older.

Bidder Information and Security
All registration information the bidder provides to Edens Auctions, Inc. shall be current, complete, and accurate. All bidders are responsible for any bids placed under their bidding numbers and passwords. The security of bidder information is the responsibility of the bidder. Bidders must notify Edens Auctions, Inc. if they believe that their bidder number and password have been compromised.
